We are a family of Rice graduates that own and operate well-maintained apartments primarily in the Rice / Medical Center area of Houston, TX. As former students, we get how important it is to have a place to call ‘home’ during the school year. We also understand that as a student, your budget might not have much wiggle room. That’s why we specialize in making high-quality apartments available to Rice students right near campus. You’ll have easy access to campus and all the things you need to succeed while also having space to relax and get away when needed. We want to help you to feel at home and have the best off-campus housing experience you possibly can.

Leasing FAQ
- Is there an application fee? Nope! We don’t charge you to apply, you shouldn’t have to pay money just to show interest in a property.
- What is the leasing process? Once you’ve picked the unit you want to call home you’ll fill out a simple free application, we’ll draft your lease and send it to you, and then all that’s left is for you to sign and pay the security deposit!
- How long are the leases for? We offer 12 month leases! Occasionally we can make exceptions but we do those on a case to case basis.
- Can I sublet my unit? Yes, you can sublet with management approval! We understand that you might go home for the summer or study abroad and welcome sublets. There’s just a small $50 administration fee for getting all the paperwork taken care of.
- How do I get my utilities set up? In many of our leases, we take care of water, gas (if applicable), trash, and electricity for a flat monthly fee. Depending on the property, internet service and WiFi may or may not be provided.
- My unit is furnished, what all is included? Our standard bedroom furniture package includes a bed frame, mattress, under-bed storage, nightstand, desk, chair, and a dresser or closet space! The standard living room package includes a couch, end table, coffee table, TV stand and a 65″ TV!
- Looking for a roommate? When you contact us, please let us know you’re looking for a roommate, and we’ll do our best to pair you with a compatible roommate.
